Design & build doesn’t have to mean “start from scratch”. For most clients with land, the fastest path is taking a proven Strand design and adapting it to your site — orientation, layout tweaks, access, and local conditions — without turning it into a drawn-out architectural project.

How it works.

Site check and brief. Send your address (or a pin), plus what you’re aiming for: bedrooms, budget range, timeline, and must-haves. We’ll look at the practical basics: access, orientation, services, contours, and any known constraints. We’d love to meet you in person on site.

Choose a base plan that suits your life. We’ll recommend a Strand design that matches your priorities — then confirm whether it fits the site as-is or needs changes.

Customise the plan to suit the site. This is where Strand adds the value. Typical adjustments include:

  • flipping/re-orienting for sun and privacy

  • adjusting layout flow (kitchen/living/bedroom separation)

  • garage position, entry, and site access

  • window placement for views and shelter

  • room size changes where they make sense

Pricing and contract pathway. Once the direction is agreed, we lock in:

  • inclusions and allowances

  • a clear pricing pathway

  • the timeline from here to build start

Consents and build. We handle the build journey end-to-end, with clear milestone updates through construction.
